Now is the Best Time to Remodel
Hardly a day goes by without something about the housing industry being in the news. If you are trying to pay attention you are probably, like the rest of us, confused. One month there is positive news but then the next it’s negative. Sometimes it seems as if more homes face foreclosure than not. We all hear about houses in our neighborhoods that have sold for less than they would have two years ago. Some of us feel like we missed the boat. We should have made a move when we were thinking about it. But we didn’t. We stayed. Do you remember why? Was it because you like where you live? Convenient? Great neighbors? Furniture fits just right? Prices of a new place too high?
Maybe you looked at the cost of moving to a new home and realized it’s a lot and it adds up quick. The realtor commission alone is normally 6% for your house when you sell it and 6% for the new house you are buying (comes out of seller’s proceeds but is in your cost). And then there is the cost of a new mortgage (fees and points) along with the increase in monthly payment. Plus the attorney. Plus the inspector. Plus the appraiser. Plus the termite treatment. Plus the new furniture. Plus the mover. Plus the new plants. Plus plus.
Combine these costs with the confusing news and it is no wonder you stayed put. But you probably are still wishing for the same things that made you want to move in the first place. That means it is time to remodel. There has never been a better time. Now you may have just thought “hang on a minute Jerry. Of course you would say that-you are in the business of remodeling homes”. I am. But that’s why I know it is the best time. It has been a while since manufacturers have had to get aggressive with pricing in order to move their products. From cabinets to flooring to paint to shingles to siding to windows the competition is fierce. It won’t stay that way long as they adjust supply to demand but it is there now.
Talking about adjusting inventory, have you noticed the price range of new houses that are being built. Builders are adjusting to the market and there are only so many ways to bring new homes on line at lower prices. One way is to reduce the size of the home. Have you been surprised that many have less square footage than yours? And there are less of them. Another great reason to remodel. As the demand for houses increases (who knows when but it will) the existing homes with the best appointments will be in the spotlight. And worth the most money. And sell the quickest. (Even if you do not want to sell at least you will a leg up on folks who do not modernize)
We have had a dramatic increase over just the last couple of months of folks who are telling us they have made the decision to “stay put”.
